Design fee estimate · 97 Balfour Road, Bellevue Hill

A calm home
for a full house.

A light, sophisticated interior for six people, with room to come together and room to retreat.

Interior design fee estimate prepared for Danielle and Orlando De Silva.

↓
The brief

A home that works for all six of you.

Danielle, thank you for talking us through how you and Orlando see the house working for your family. With four children at different ages, the home needs to give everyone some independence while making it easy to spend time together.

We’ll look at how everyday dining works alongside the island, give the open living area a more intimate scale and explore a way to close off the TV zone when needed. We’ll work with the footprint your architect has established and keep the interiors light and uncluttered. The aim is a home that feels right for your family and keeps your options open if you decide to sell once it’s built. The estimate covers joinery design, finishes and a selections schedule, and lighting and electrical layouts for the nominated areas.

What Studio Minosa brings

Decisions you can see.
Details your trades can price.

3D as a design tool

We use 3D in-house to test ideas while there is still time to change them. We can compare how an island and dining table work for six, how the living area feels at different scales, or how the TV room works with the enclosure open and closed. You can see the trade-offs and make decisions with us as the design develops.

Joinery drawn for tender

Custom joinery is a Studio Minosa specialty. We prepare dimensioned plans, elevations and details for the nominated joinery, with materials, finishes, hardware and appliance allowances documented as applicable. That gives joiners a common basis for pricing and makes it easier to compare what each tender includes.

Lighting designed in layers

We layer ambient light for the room, task light where you cook or work, and accent light to pick out joinery and materials. We document fitting selections and lighting and electrical layouts for the nominated areas so the intent can be coordinated before construction.

Design programme

See it before
you build it.

Allow approximately 3½ months for the full design package from commencement. We’ll agree the builder’s deadlines early and identify any information needed ahead of the full package, including design inputs for slab penetrations.

  1. 01
    Brief and white-box model

We start with a detailed brief, then build a 3D white-box model to test layouts, proportions and sightlines. Working in 3D helps us understand how the design comes together, test the intent behind each decision and communicate our ideas clearly. You can see and compare options with us, so we can make informed decisions together as the design develops.

  2. 02
    Colour and design development

We then develop the model in colour, bringing materials, joinery and lighting together so you can see how they work in each room. We review the views with you and refine the design before preparing drawings and specifications for the builder.
